Above stove pot filler and range hood options for Custom Homes in South Tampa

How much should I budget for an above stove pot filler and range hood in my custom home in South Tampa... and when do I need to add this upgrade when I'm buying new construction?


Many families decide to buy a new home when they want to upgrade the kitchen… especially if they do a lot of cooking. Preparing meals can be exhausting too… and there are so many things that can lead to the chef in your home dealing with unnecessary effort and stress.

One big stress that I’ve experienced more than enough times is setting off the smoke alarm due to poor ventilation around the kitchen… and lugging heavy, full pots of water from the sink to the stove can be a big hassle... especially if you’re dodging kids, pets, family and house guests too.

That’s probably why features like above stove range hoods and pot fillers are so popular with South Tampa families buying new construction. Now, you need to plan ahead to include these options in your new construction home… as these are choices that need to be installed along with all of the other plumbing in the home.

In order to help you make that decision, which will usually need to be done before permits are submitted, you should probably know how much to budget. Keep in mind there are as many as items that will be on your price list… the price for the plumbing for each feature... and the price for the fixture (hood & pot filler)... and finally the price of the housing of the range hood which may also be part of your cabinetry package.

To keep things simple… and because there are so many fixture and cabinetry choices out there… I’m going to suggest that you start your budget at around $1500 for the above range hood and about $1000 for the pot filler. The plumbing charge will vary from time to time based on the labor pool situation… and the fixtures and cabinet options depend on you and the choices available. Obviously some hardware and cabinetry will cost more and other options will cost less.

In general terms, you can add both starting at around $2500… keep in mind the picture was probably a bit higher than that due to the cabinetry choice the buyer made around the exhaust and the higher-end fixture.

How much will a natural gas connection or propane tank installation cost at my new construction home in South Tampa?

Another question that we field from buyers all the time in South Tampa is about installing a natural gas connection to utility lines that are in many South Tampa Neighborhoods like Virginia Park & Palma Ceia, among others.



With one of our preferred builders, Mobley Homes Custom, the pricing is fairly straight forward. 4 gas drops with a direct connection to a gas utility line in front of your new home will run you about $3600 to start. A pool connection is not included there, so that would be an additional $650-$750.

One big variable in cost is the proximity of the neighborhood gas lines to the new house. If the line already runs in front of the home there is no extra charge... but if it is merely down the street or at the corner the cost to extend that line will ultimately passed on to the buyer. This cost can run about $20-$25 per linear foot from some recent quotes we've gotten from TECO Energy. So this amount can easily be anywhere from $2000-$9000 dependng on where the line is currently located.

For this reason, and the fact that some neighborhoods don't have gas lines at all... they also offer a propane tank option for the same price, starting at $3600 for 4 drops not including a pool.

It is so critical that you make the decision to install gas prior to getting permits ordered from the city... and preferably having this upgrade in place as part of your contract. Waiting until after the permitting process is started, or after the home is already being built can add considerable costs to the project.

How much to upgrade a half bath to a full bath in a new home being built?

One of the things we want to accomplish at NewConstructionSouthTampa.com is to quickly answer your questions about new construction. Especially questions about features and upgrades from our preferred builders.

I got a recent question from a buyer who wanted to upgrade a lower level half bath to a full bath so an elderly parent who they expect to be a regular visitor wouldn't have to trek up the stairs to simply take a shower.

That is something that Mobley Homes Custom is happy to do with what they offer in South Tampa as long as permits have not already been issued for the home. In the case of our #3051 plan, the half bath may be upgraded to a full bath for around $3500-$4000 as of the day of this blog post.

Of course, pricing is subject to change... and different designs might carry different costs.
